Buying or taking a lease
Moving your business is like a military operation. There is so much for you to think about – computers, telephones, staff, partitioning, setting up machinery, the list goes on and on –AND you also want to minimise the disruption to your trading. You will want to move quickly. Two or three weeks from agreeing to go and moving is not unusual. Understanding you and your business makes sure that we deal with the issues important to you.

We must make sure the premises are suitable for you from the legal point of view. We would always advise you to get a full structural survey done - especially if you have a full repairing lease. We also recommend Local and Environmental searches. It is possible under present legislation that occupiers or owners of premises may be liable to clean up a site suffering from historic contamination, even though it was nothing to with them. This could be you and could be very expensive.
We will ask the seller questions about the premises, review the terms of a Lease, Licence or Contract, look at planning consents on the premises to see if they meet your needs and do all those boring legal things you do not want to know about. You will get a full report from us. We want you to ask us about anything you are unsure of or do not understand.

Selling or letting
Many large commercial organisations have a purely commercial view to property and have in house legal departments. We usually act for the smaller property owner who may own a few local properties and wants a return on their investment.
