On average, it takes about three months between your saying ‘Yes’ and your moving into the property. A large part of that is taken in sorting out your mortgage. We will also discuss with you, if there is more than one owner, how you want to own the property – tenants in common or as joint tenants.  We will discuss an appropriate Trust Deed with you and the making of a Will.  A Will should always be considered with any life changing event.

We will make sure that all proper legal enquiries are made about the property (the survey is a matter for a surveyor) and go through the papers with you thoroughly so that you are quite clear about your property and its title, any rights anyone else may have against the property, the extent of the land, who is responsible for the fencing and so on. 

The legal work is not complete when you move house but registration of the property to you has to be finalised.  There are no deeds these days as registered titles are all held by the Land Registry and dealt with electronically. 

Our service is not the cheapest available but we would rather do the job properly and make sure you know exactly where you are throughout.  You will deal with the lawyer dealing with the matter, not a system and not a computer.
